Working with developers who already hold planning consent, The Key provides access to institutional forward funding, removing the cost and uncertainty of securing finance in the open market. In return, developers deliver turnkey developments designed specifically for key workers.

Tenants are pre-committed from day one, drawn from the pool of NHS staff, teachers, police and fire workers registered with The Key. Occupancy risk is removed before the first brick is laid.

From first expression of interest to completed development, The Key manages the process within its platform, giving developers clarity and speed at every stage.

Step One

Register & Submit

Register as a developer partner through The Key website or Platform. Submit your site details, location, planning consent status, proposed unit mix and delivery timeline. Our team will assess the opportunity within five working days.

Step Two

Underwriting & Structure

The Key's platform, supported by KPMG modelling and Eversheds Sutherland legal structuring, underwrites the development and structures the funding package. Forward funding is committed through the institutional capital platform and cleared through Lloyds.

Step Three

Build & Deliver

With funding committed and tenants pre-matched from The Key's key worker register, you build and deliver to the agreed specification. The Key manages ongoing asset management and performance reporting, you focus on construction.

Who Can Partner
With The Key

The Key works with developers across all scales, from regional housebuilders to major national contractors. The core requirement is a site with planning consent that is capable of delivering purpose-built, high-quality homes for key workers.

Planning Consent in Place

Full or outline planning permission granted, or at advanced stage.

Within One Mile of a Key Worker Hub

NHS trust, school, fire station, police station, or major public sector employer.

Minimum 30 Units

To be viable within The Key's institutional funding structure. No upper limit, large schemes are welcome.

High-Quality Specification

Homes must meet The Key's design and sustainability standards, EPC B or above, appropriate communal facilities, and good transport links.

Target Cities

Current focus: London, Manchester, Birmingham, Leeds. Other cities considered on application.
