The Key Platform

A secure, restricted-access environment connecting developers, pension funds, debt providers, government bodies, guarantors and insurers through a single syndicated capital structure.

One structure. Every participant.

The Platform is where the capital behind key worker housing is arranged. Developers, pension funds, debt providers, government bodies, guarantors, insurers and sovereign funds each take part through their own structure, and Lloyds, as clearing bank, syndicates the guarantees, debt and security across them.

Capital is deployed efficiently, risk sits with the participant best placed to carry it, and affordable housing is delivered without relying on public subsidy.

Portal access coming soon

Access is restricted to organisations reviewed and approved by The Key. Until the portals open, requests are handled by our team.

Who takes part

Six participation structures, each calibrated to the mandate of the organisation using it. Every participant shares our commitment to the social purpose behind the model.

Developers

Forward funding and development finance

Developers with planning consent apply for low-cost development finance and institutional forward funding, then deliver turnkey key worker housing with tenants pre-committed from The Key's register.

Pension funds

Long-dated investment

Long-dated, inflation-linked income secured by UK residential housing assets with government-backed rent guarantees, matching the liability profile of pension and insurance capital.

Debt providers

Structured facilities

Secured lending against affordable housing assets and institutional guarantees, with first-charge security and predictable long-term cash flows that sit within conservative credit mandates.

Government and guarantors

Guarantee structures

Central and local government bodies, housing authorities and guarantee providers support delivery at scale without expanding the public balance sheet or relying on traditional subsidy.

Insurers and securities providers

Risk transfer

Insurance providers and securities specialists structure and syndicate the risk transfer that makes institutional affordable housing viable, opening a new market for the insurance and capital markets industry.

Sovereign funds

Forward purchase

Forward purchase of developments on a 70-year completion basis, acquiring institutional-grade affordable housing assets with income structured for long-term sovereign mandates.
